What To Expect In Design Management

Project Brief

We establish a project brief based on a design questionnaire that you complete. It is a brief summary outlining the project scope, budget, objectives and your desired outcomes.

Principal Certifying Authority

Once you have your Development Approval (DA) from council, we’ll appoint the Principal Certifying Authority (PCA) to make their assessment from a building compliance perspective. The PCA will advise on compliance with the Building Code of Australia (BCA) and ensure all relevant reports are obtained to meet legislative requirements and the conditions of consent from Council. The PCA’s advice will be absorbed into the plans and a Construction Certificate (CC) will be issued to give you permission to start building. All bonds and fees to Council at this stage will need to be paid. We can guide you if anything is required from your utility service providers as part of the CC process eg. Sydney Water, GAS, Electricity, Telstra.

Development Approvals –
DA and CDC

We appoint and coordinate the specialised consultants to take your design objective from concept, to a set of plans and specifications that can be lodged for Development Approval (DA) by local council or by a Principal Certifying Authority (PCA) under a Complying Development Certificate (CDC) course. 

The specialised consultants needed depends on each individual project scenario and is determined by each individual Councils requirements. They include the architect, land surveyor, quantity surveyor, geotechnical engineer, hydraulic engineer, town planner, arborist, landscape architect, structural engineer, heritage consultant, fire engineer, Water Servicing Consultant and others.
