Expert building reports to identify issues, defects and recommendations for remediation

What To Expect

Our building inspections and reports are prepared by licensed builders that have the experience to identify any issues and make a comprehensive assessment on the condition of your home. Whether you are buying a home, are undergoing construction or want a professional to identify any defects of an existing home, our expert building inspectors will give you peace of mind that any underlying issues are identified.

01

New Construction Inspections

A report by an independent building professional to ensure your builder is doing what you’ve paid them to do. Our reports are conducted by fully licensed builders that have the experience to identify any issues and make a valid assessment on the progress of your home.

A full new home inspection consists of four separate inspections that are conducted at major stages of construction being Pre-Slab, Framework, Lock Up and Handover. By inspecting each critical stage, we ensure that everything is built to the required standards, resulting in a safe, sound, and quality-built home.

At each stage of the new home inspection, you will receive a detailed written report with accompanying photographs. These reports will inform you of the inspector’s observations and ensure that you are fully aware of the progress of your home’s construction.

03

Pre-Purchase Reports

A comprehensive guide to purchasing your property encompasses various aspects that ensure the safety and health of your potential home. These include identifying any structural defects, damage caused by pests, safety hazards, and the presence of asbestos.

05

Asbestos Sampling

Properties built before 1990 have a high chance of building elements that contain asbestos. The presence of asbestos may be determined through visual inspection or as thorough as laboratory sampling and air monitoring. Sampling is determined by a NATA certified laboratory. Reports cover the presence, locations, condition and managements strategies for asbestos in building.

07

Dilapidation Reports

A dilapidation report is a comprehensive assessment of a property’s condition at a specific point in time. It involves conducting a site visit, taking photographs, and documenting the current state of the property, including any existing damage. The report also assesses the condition of specific aspects of the property that are likely to be affected by construction work, excavation, or demolition

02

Building Inspection & Defects Reports

A Building Inspection report can vary in scope and scale depending on the issues at hand. It will initially identify both major and minor defects, general building issues and site specific matters where applicable. We then outline the course of action moving forward for repairs and remediation through recommendations of further non- invasive or invasive assessment of defects or building issues. This report is often followed by our Tender Service for appointment of suitable contractors and Project Management to ensure the repairs are completed effectively.

04

Termite & Timber Pest Reports

Building and Pest Inspections go beyond basic building inspections as they not only identify structural defects but also detect the presence of termites and other timber pests, as well as conditions that could lead to future pest activity. In Australia, these inspections are considered essential due to the extensive damage that termites can cause. If a Building and Pest Inspection report identifies significant defects or termite activity, it can help you make an informed decision about whether to avoid purchasing the property or negotiate a suitable price that accounts for the necessary corrective action. With a Building and Pest Inspection report, you can also plan for future maintenance, repairs, and renovations, which can help you budget and avoid unexpected expenses.

06

Mould Sampling

Most of the time, mould is obvious and is either visible or evident by a musty smell. In some instances, mould growth can be concealed behind walls and in hidden cavities. To assess the extent of hidden mould growth, it may be necessary to conduct mould and moisture inspection procedures and testing.
