What to expect in Tender Management

Our Tender Management Package is extremely valuable when selecting a builder to work with. Once you have DA approval and/or the CDC plans, a detailed scope of works is prepared to ensure everything is captured within the tender and so all builders quote on an apples for apples basis. Our detailed tender process helps you see who is giving you the best value and is designed to mitigate project risk and variations occurring during the construction period. Our tender process works as follows:

Scope of Works Preparation

We’ll conduct an initial site visit to assess the site against the project documents with a view to preparing the scope of works document. Our scope of works is prepared by a licensed builder to ensure all that you want is included in the building contract. The scope together with the schedule of Provisional Allowances & Prime Costs clearly defines what each builder should include in their price.

Site Walkthrough by Tendering Builders

A scheduled walkthrough, conducted by your project manager is offered to the tendering builders which will further minimize any guess work on the builder’s behalf. This window allows the builder the opportunity to view the subject site and any existing structures, discuss elements of the design or documents with the project manager as well as meet with you, the client.

Contract Preparation & Signing

We’ll prepare the building contract on behalf of you and your builder along with all relevant contract documentation.

Tender Documentation

We present your tender documents to a panel of licensed builders, consisting of trusted and quality builders.  A scheduled ‘Open Day’ walkthrough, conducted by your project manager is offered to the tendering builders which will further minimise any guess work on the builder’s behalf. This window allows the builder the opportunity to view the subject site and any existing structures, discuss an element of the design or documents with the project manager as well as meet with you, the client.

Tender Submission & Presentation

We allow the tendering builders 2 weeks to finalise and submit their proposals. The tenders are collated and assessed for compliance. The tender results are presented to you with a view to move forward to selecting a builder and signing a building contract with your preferred builder. If need be, changes to the scope can be made to align quoted pricing and your budget. Any required negotiations are made by us on your behalf to ensure the best possible outcome.
