Planning to Renovate in the Inner West Council area?
Inner West Councils development control plan applies current setback requirements to existing dwellings. If you have an existing façade near the front boundary and demolish that section of your home, you would likely be forced under new planning rules to push your entire home back from the front boundary and thus lose useable internal space. Given that land is so precious in the Inner West and Inner City of Sydney, it makes sense from a council planning point of view to retain part of the existing building, remediate and then add another level or extend your home to the rear where building setbacks are in line with current council code.
We have a good collaborative relationship with the necessary consultants and council to ensure your project gets approved with the best possible outcome and timeframe.

Develop the Project Brief
Establish your needs, design objectives, opportunities and budget for your project.
Prepare Design & Building Consultation Report
Summary of initial architectural, town planning and building consultation. We give you independent advice relating to the best course of action for your specific scenario. Recommendations to renovate or build new. Go with a project builder or custom builder. Comments relating to design possibilities, site information, building materials and opportunities from a construction point of view. We establish a course of action and next steps to help you move forward in an informed and secure way.
Manage the Design Process (DA or CDC)
Select and manage the right architect & consultants for development approval (DA or CDC) for the project from a panel of tried and tested professionals. We continually scout and select architects based on relevant design experience on projects with same or similar design criteria, style and off course local council or specific planning familiarity. We assess their design cost, quality of plans, estimated completion timeframe and their availability.
Manage the Construction Certification Process
(CC or CDC)
Select and manage the remaining consultants and Private Certifier with the same selection criteria as above. Summarise Council fees, obtain required documentation and execute actions for the Construction Certificate (CC) stage so you can start building.
Tender Management
So you have approved plans and now what? Our tender process is the steady bridge between the design and construction phases. It lays the foundations for clear, well defined expectations for your project and establishes the parameters from which all builders quote. We prepare a detailed scope of works and collate all project documentation to ensure everything is captured within the tender and so all builders quote on an apples for apples basis. Our detailed tender process and comparison spreadsheet helps you see who is giving you the best value and is designed to mitigate project risk and variations during the construction phase.
Builder Selection
We assess tenders, compare and select a builder that is most suitable for your project based on both quantitative and qualitative merit. Much of what we do as your project manager and building broker is about forming strong relationships with great architects, consultants and trusted building professionals. We get to know them, how they operate, the quality of their work and their business. We pass this benefit onto you in the form of trust, fairness and value.
Project Management – Construction Phase
For clients that want assurance the whole way through, we offer a dedicated construction phase project management service. We represent you to ensure your builder operates fairly and in accordance to the contract conditions and scope of works. We conduct regular site meetings with you and your builder to help keep things on track in terms of timeframe and budget. We ensure the critical stage inspections occur when they are supposed to by the consultants, engineers and PCA to ensure the Occupation Certificate process runs smoothly. Most importantly, we conduct rigorous assessment of the builders work to make sure it is of a high standard.
